Periodic Inspections & Testing Rented domestic and residential accommodation. In England and Wales, The Landlord and Tenant Act 1985, Section 11 Repairing obligations in short leases sub-section (1)(b) requires a landlord ‘to keep in repair and proper working order the installations in the dwelling-house for the supply of water, gas and electricity’. The above act therefore places an obligation on the landlord to maintain the electrical installation in a condition suitable for the use intended. Where an installation is not subject to an effective and ongoing planned and proactive maintenance programme, period inspection and testing carried out at appropriate intervals is a practical way of identifying where maintenance work is most required. It is recommended that a domestic property is inspected and tested whenever there is a change of occupancy and at least every ten years. We therefore offer an inspection and testing service to the latest regulations carried out by a competant and registered electrician. We will inspect the installation and test each individual circuit and the installation as a whole. Upon completion we will issue a Periodic Inspection Report to the person requesting the work which will detail the particulars and the state of the installation. We also provide the same service for commercial and retail installations which should be inspected and tested at least every five years or possibly less if the building is open to the public.
